Venice housing splits into a few clear generations, and each takes a different approach. The 1920s-era homes near the historic downtown are often stucco over early masonry, where careless patching does real damage; we repair these with compatible materials and a light touch. The wave of 1960s and 70s block ranches in Venice Gardens and East Gate usually needs stucco remediation, soffit and fascia replacement, and fresh coatings. Frame homes in South Venice and newer construction off Jacaranda Boulevard are the best candidates for full fiber cement re-cladding.
