Venice housing splits into a few clear generations, and each takes a different approach. The 1920s-era homes near the historic downtown are often stucco over early masonry, where careless patching does real damage; we repair these with compatible materials and a light touch. The wave of 1960s and 70s block ranches in Venice Gardens and East Gate usually needs stucco remediation, soffit and fascia replacement, and fresh coatings.
