The older story belongs to the lakefront: 1970s and 80s ranches around Lake Keystone and the smaller chain lakes, where original wood and hardboard siding has spent decades under oak canopy. Shade keeps these walls damp, oak debris piles against skirt boards, and the lake side of the house weathers entirely differently from the road side. Our work here is usually diagnostic first — finding the rot pockets at grade, behind planters, and under window sills — then re-cladding in fiber cement lap that keeps the ranch character without the ranch maintenance.
The newer story is builder shortcuts. Estates and semi-custom homes from the 2000s onward often mix stucco with frame-and-siding accents, and those accents were frequently installed fast: skipped kickout flashings, unsealed butt joints, battens nailed through unflashed seams. We rebuild those details properly before they graduate from cosmetic problem to sheathing replacement.
Irrigation deserves its own mention out here. Well-fed sprinkler systems in this area often carry enough iron to stain cladding orange, and heads aimed at the house keep bottom courses perpetually wet.
