More Than Panels: The Whole Wall System

The 1960s and 1970s ranches that fill neighborhoods around Seminole City Center usually need edge work more urgently than field work. Soffit panels sag and lose their venting, fascia rots behind original gutters, and the wood trim around garage doors goes soft at the bottom where sprinklers hit it. We rebuild those edges in vented aluminum or fiber cement, correct the attic airflow while the soffits are open, and flash every point where new material meets old stucco so wind-driven rain from a tropical system has nowhere to go but down the wall face.

On frame additions and second stories, we strip to the sheathing, repair what the moisture found, and install a drainable housewrap before the first course goes on. After 25 years and more than 2,000 projects, we have simply seen too many walls ruined by skipped preparation to ever skip it ourselves.
