Deck Building on Keystone's Lakefront Lots

Few places in the Tampa area reward a well-built deck like Keystone. When your backyard slopes down through live oaks toward Lake Keystone, Lake Ann, or one of the smaller lakes threaded through this part of northwest Hillsborough County, the deck is not an accessory — it is how you actually use the property. Alpine Exteriors designs and builds decks for exactly this terrain: sloped, wooded, often soggy lots where the structure below the deck boards matters as much as the surface you walk on.

Lakeside ground here stays wet for much of the summer, and organic, oak-litter soil is soft. That is a footing problem before it is a carpentry problem. We size and set footings for the actual soil conditions at your site, keep structural posts clear of standing-water zones, and detail every ground-contact connection with hot-dipped galvanized or stainless hardware. A deck that racks or heaves after two rainy seasons was doomed the day its footings were dug.

Wood or Composite Under an Oak Canopy?

Shade changes the calculation. Pressure-treated pine remains the economical choice, but under Keystone's canopy it needs cleaning and resealing on a strict schedule or mildew and leaf tannin will stain it gray-black within a couple of years. Capped composite costs more upfront and repays it every season after: leaf litter rinses off, mildew does not root into the surface, and there is no sanding cycle. On shaded lakefront lots we usually recommend composite decking over a pressure-treated frame — the hybrid that puts the maintenance-free material where you see and touch it.

  • Flashed ledger connections so the deck never rots the wall of the house it is attached to
  • Corrosion-rated hardware at every joist, post, and stair stringer
  • Hillsborough County permits and inspections, including setback checks near the water

We also rebuild and extend existing decks. Many Keystone homes from the 1990s have original pine decks with frames that are still sound; reboarding in composite and upgrading railings can transform them for far less than full replacement — and we will tell you honestly which situation yours is.
