Roofs Are the Whole Ballgame in This Neighborhood

Ask around West Lealman and you will hear the same thing: the letter from the insurance company came before the leak did. Across this stretch of unincorporated Pinellas County, the 1950s and 60s block homes carry low-slope hip roofs that are simple to build and honest to a fault — when the shingles age out, there is no architectural complexity to hide it, and carriers have gotten aggressive about flagging older roofs at renewal time.

Alpine Exteriors replaces those roofs the way the Florida Building Code now demands and the way the insurance market now rewards. After 25 years of roofing on the Pinellas peninsula, we know these houses down to the plank decking under the felt.

What a Proper Re-Roof Involves Here

That plank decking is the detail that separates a good job from a fast one. Mid-century homes in West Lealman were sheathed with individual boards, not plywood, and today's code requires the decking to be re-nailed to current fastening standards during replacement. We do that, then seal the deck with a peel-and-stick secondary water barrier so that even if a storm strips shingles, the house underneath stays dry. It is the single upgrade that does the most work on a wind mitigation report.

On top of that deck we install architectural shingles or, increasingly, metal panels — a strong choice on these low hips, where metal's wind performance and reflectivity pay off every August. Flat-roof sections over Florida rooms and carport conversions get modern self-adhered membranes instead of the aging gravel and tar we usually find.

  • Full deck re-nailing to current code on original plank sheathing
  • Sealed secondary water barrier beneath every new roof
  • Shingle and metal systems rated for coastal Pinellas wind zones
  • Photo documentation prepared for your wind mitigation inspection

Repairs, Honesty, and What Happens After

Not every call needs a replacement. A lifted ridge cap after a squall, a rusted pipe boot, a leak where the carport ties into the main roof — we repair those without pitching you a whole new roof, because a contractor who has finished more than 2,000 projects does not need to manufacture work. When a roof genuinely is at the end of its life, we say so and show you the evidence in photographs you can understand.

Every job begins with a free on-site estimate, including attic-side inspection where access allows, and ends with your paperwork in order: permit closed with Pinellas County, product warranties registered, and mitigation documentation in your hands for the insurance agent. The workmanship itself — the nailing, the flashing, the sealing that decides whether a roof actually performs — is covered by our 25-year workmanship warranty. On a street where most roofs get replaced once a generation, that warranty is built to the same timeline.
