Venice is not an accidental town. John Nolen master-planned it in the 1920s, and the Northern Italian architecture along Venice Avenue still sets the tone: arched openings, tile roofs, stucco walls, and a walkable island core that homeowners are rightly protective of. The city's geography also dictates the engineering. Homes on Venice Island and near Caspersen Beach live in genuine salt air, which corrodes fasteners, pits cheap hardware and chalks out low-grade finishes years ahead of schedule. Mainland neighborhoods east of the Intracoastal, like South Venice and the communities off Jacaranda Boulevard, trade some of that salt for heavier tree cover and irrigation staining.
