Our default recommendation this close to the coast is fiber cement: it ignores salt and insects, holds its finish through the UV assault of a Sarasota County summer, and stands up to windborne debris far better than thin panels. For budget-driven projects we install coastal-grade vinyl with correct expansion allowance and locked seams, and for soffits we favor vented aluminum that feeds the attic the airflow these low-slung ranches were never given.
Whatever the material, the sequence does not change. We strip to the substrate, cut out rot instead of caulking over it, photograph the open wall for your records, then wrap, flash, and hang the new system so water sheds out and down at every joint.
