How We Build a Palmetto Roof
Every tear-off starts with the deck. Palmetto's housing spans a century — historic frame homes downtown, 1960s–80s block ranches, and new construction pushing toward US 301 — and old decking hides surprises: plank gaps on the pre-war houses, delaminated plywood around chimneys, rusted fasteners near the water. We re-nail to current code, seal the deck seams, and install peel-and-stick underlayment so the roof stays weathertight even if a storm strips shingles.
From there, material choice depends on the house and the horizon. Architectural shingles remain the value leader. Standing-seam metal costs more upfront but shrugs off wind, reflects summer heat, and suits both the farmhouse look of the historic district and modern builds at Riviera Dunes. Tile fits many newer stucco homes, provided the structure was engineered for its weight.
