What Milton Taught Lake Sarasota About Roofs

October 2024 was a hard lesson east of I-75. When Hurricane Milton tracked across Sarasota County, the difference between neighbors in Lake Sarasota often came down to roof age and attachment: newer sealed-deck roofs shed the wind, while older three-tab shingle roofs from the 1990s and early 2000s gave up tabs, ridge caps, and in the worst cases whole sections of underlayment. Since then, roof work in this neighborhood has carried a new urgency, and Alpine Exteriors has been meeting it street by street.

The housing stock helps define the solution. Most Lake Sarasota homes are single-story ranches with simple gable or hip lines, built from the 1960s onward off Bee Ridge Road. Simple geometry is good news: fewer valleys and penetrations mean fewer failure points, and a straightforward roof plane takes modern wind-rated systems beautifully and affordably.

The Assembly We Install

A reroof from Alpine is a system, not a shingle swap:

  • Deck brought to code: sheathing renailed to current spacing, rotten panels replaced, seams sealed so the deck doubles as a backup water barrier.
  • Self-adhered underlayment: peel-and-stick membrane over the full deck, the single most valuable upgrade when wind strips surface material.
  • Wind-rated covering: architectural shingles for the strongest value, or standing-seam metal for owners who want to skip the next replacement cycle entirely.
  • All-new metal details: drip edge, valley liners, and pipe boots installed fresh, because reused flashing is where old leaks come back.

Hip-roofed homes and sealed decks also earn wind mitigation credits with many Florida insurers, and with carriers scrutinizing roof age across Sarasota County, a documented modern roof can be the difference between a routine renewal and a non-renewal letter. We supply the photo documentation your wind mitigation inspector needs, at no extra charge.

Repairs Without the Hard Sell

Plenty of Lake Sarasota calls end with a small invoice instead of a big one: a resealed pipe boot, a handful of wind-lifted shingles, a corrected gutter that was dumping water behind the fascia. After 25 years in business we can afford to be honest about which roofs have life left, and that honesty is precisely why the neighborhood keeps calling us back for the big jobs when the time truly comes.

From First Visit to Final Inspection

It starts with a free on-site estimate. We walk the roof, check the attic side where there is access, and write a scope you can read without a translator: quantities, materials, and price. No contingency games, no mystery allowances.

The finished roof is protected by our 25-year workmanship warranty in addition to the manufacturer coverage on materials, a pairing we can offer confidently after more than 2,000 completed projects. When the next storm spins up in the Gulf, that is the paperwork, and the roof, you want over your head.
