What We Actually Find on Apollo Beach Homes
Most of the original neighborhoods west of US-41, including Golf and Sea Village, the streets around Apollo Beach Boulevard, and Symphony Isles, were built from the 1960s onward as concrete-block houses. Block walls do not need siding, but nearly every one of these homes carries wood or aluminum soffit and fascia, gable-end siding, and trim that has been patched repeatedly over the decades. Rotten fascia hiding behind gutters, rusted nail heads bleeding through paint, and wavy aluminum soffit are the classic finds. In Waterset, MiraBay, and the other newer sections east of the highway, we more often deal with builder-grade accents, shutters, and gable treatments that were never specified with a shoreline community in mind.
Our answer for most of these houses is fiber cement rated for humid coastal climates, hung with stainless or hot-dipped fasteners, backed by a proper moisture barrier, and finished with paint systems built for Florida UV. Where vinyl makes sense, such as detached garages, sheds, or budget-conscious rentals, we use heavier-gauge panels locked down to Florida Building Code wind requirements, because a thunderstorm rolling across the bay will find every shortcut a crew took.
How the Project Runs
After 25 years in business, we have the process down to a rhythm:
- Walk the exterior together and probe suspect fascia, soffit, and trim before quoting
- Handle Hillsborough County permitting and any HOA approvals in Waterset or MiraBay
- Strip back to sound substrate and correct hidden rot rather than covering it up
- Finish with a full walkthrough and a magnetic sweep of lawns, docks, and pool decks
We have completed over 2,000 exterior projects, and every siding installation carries our 25-year workmanship warranty, a promise that outlasts most mortgages. If your fascia is peeling near the waterline or a gable took damage in the last storm, we can tell you quickly whether you are looking at a repair or a replacement, and what each option will honestly cost. Good siding on a canal home is not just about looks; it is the difference between repainting every few years and forgetting about your walls for a decade.
