What We Actually Find on Apollo Beach Homes

Most of the original neighborhoods west of US-41, including Golf and Sea Village, the streets around Apollo Beach Boulevard, and Symphony Isles, were built from the 1960s onward as concrete-block houses. Block walls do not need siding, but nearly every one of these homes carries wood or aluminum soffit and fascia, gable-end siding, and trim that has been patched repeatedly over the decades. Rotten fascia hiding behind gutters, rusted nail heads bleeding through paint, and wavy aluminum soffit are the classic finds. In Waterset, MiraBay, and the other newer sections east of the highway, we more often deal with builder-grade accents, shutters, and gable treatments that were never specified with a shoreline community in mind.

Our answer for most of these houses is fiber cement rated for humid coastal climates, hung with stainless or hot-dipped fasteners, backed by a proper moisture barrier, and finished with paint systems built for Florida UV. Where vinyl makes sense, such as detached garages, sheds, or budget-conscious rentals, we use heavier-gauge panels locked down to Florida Building Code wind requirements, because a thunderstorm rolling across the bay will find every shortcut a crew took.

How the Project Runs
